Terms & Conditions


We in these terms and conditions refers to rental-retreats which is the appointed ‘booking management agency’ for owners and companies that have villas and apartments available for rent world-wide.

Bookings through rental-retreats and any matters arising from bookings are subject to English law and to the exclusive jurisdiction of the courts of England and Wales.




Rental–retreats is a marketing agency for owners with holiday rental properties. We are not a key handling or management company and details of who you should contact in relation to any questions or problems whilst on holiday should be referred to the relevant owner/management agency. You will be given the full details of this entity when booking.


For that reason we accept no liability whatsoever for any aspect of the property and accept no liability for any loss, personal injury/illness or death however incurred.


Rental-retreats however is very passionate about guest and owner experiences and uses all reasonable endeavours to ensure that all information provided is accurate including the quality, features and facilities of the properties.


We do not accept any liability for any problems that occur while guests occupy the Villa and Apartment of their choice however we will support owners/ companies and guests to reach mutual agreements should it ever be necessary.


All information has been provided in good faith and no liability is accepted by rental-retreats for any misrepresentation of Villa and Apartment material or accommodation.


To book one of rental-retreats properties you must be over 18 years old and as our only named contact you must accept these terms and conditions on behalf of any other guests using the property. Your acknowledgment and acceptance of these terms and conditions is implied and considered confirmed to us by submitting a booking.





A deposit payment is required for all guests of rental-retreats’ advertised Villa and Apartments. This must be paid upon the initial  ‘booking request’ by the renter and is refunded in the unlikely situation where the booking cannot be fulfilled.


If the booking is made within five weeks of the date of arrival then full payment is required immediately. Payment can be made by sterling cheque or by bank transfer to our Euro or Sterling bank account. The initial deposit is required by Visa/Mastercard or Debit Card subject to a card processing fee.


Booking confirmation together with driving directions for the Villa and Apartment will be sent by email once the booking is confirmed with the owner/company.


Where an initial deposit is paid, the balance must be paid within 5 weeks of the holiday arrival date. If this is not paid within 7 days of it being due, then we reserve the right to cancel the booking without any refund.





You or any member of your party may cancel your booking at any time however no refund will be made for any monies paid. In certain cases we may be able to move your holiday to a different date to avoid loss of some monies paid but typically this will only be possible where the original holiday date is more than 3 calendar months away from the date you request to move it from.


Any loss, if incurred involuntarily, may be covered by insurance that you may have taken out. Travel Insurance is strongly recommended.


Rental-retreats reserves the right to withdraw or cancel the property booking. In this very unlikely event you will be offered the choice of renting another property through rental-retreats (subject to availability) with the price difference payable/refundable as appropriate, or of receiving a full refund of all monies paid to the Villa and Apartment Owner.




It is your responsibility to ensure that you and the members of your party do not behave in a way which causes offence or danger to others or which risks damage to property or contents belonging to others. It should not be possible for neighbours to be disturbed by music or other loud noises between 20.00 and 08.00.  In such circumstances the Villa and Apartment owner/s and rental-retreats have the right to terminate arrangements made on your behalf, in which case rental-retreats responsibility to you ceases immediately and there can be no refunds, no payment of compensation and no reimbursement of any cost or expenses you may incur as a result. Further, you will be liable to reimburse the owner for any expenses whatsoever that are incurred as a result of your behaviour.


Security Deposit


Most bookings are subject to a refunded damage/security deposit. Most deposits are collected by rental-retreats and returned within a week of the holiday by electronic transfer so long as there is no damage to the property or its contents.  Every property is cleaned and linen washed and ironed between each stay. Sometimes this cost is hidden within the rental price and sometimes this is shown as additional to a lower core rental price. No matter how this is structured there is still a requirement for the property to be left generally clean and tidy by guests at the time of checkout and all personal waste must be removed from the property. Should the property be left in state deemed unacceptable then we and our owners reserve the right to claim compensation for additional cleaning services required.


Damages can happen and these must be reported to the Villa and Apartment owner or their representative immediately and appropriate compensation made. Customers are not permitted to move any furniture or equipment without prior written consent from ourselves or the Villa and Apartment owner. In the event of such permission being granted, it is the customer’s responsibility to return the same to its original position before checkout. Under no circumstances must any property for use inside the property, be moved outside. Garden furniture and sun loungers which are inside the property at the point of arrival can be used outside but brought in at the end of each day or when not used.


Electricity, Gas and Water


Whether the cost of electricity, gas and water is included in the Villa and Apartment price, or paid for as a supplement, the units must only be used while you are in the property, with all windows and doors kept closed.


Should there be any perceived abuse of the utilities then evidence will be sought to compare this with average energy and water use in a given period and time of year. We reserve the right to recover monies where it is deemed that free utilities have been abused.


Under no circumstances should air conditioning units, heating, lights, television etc. be left on continuously while the property is unoccupied. The central heating should not be used where room temperature is above 20 degrees Celsius unless there are certain personal requirements which must be agreed in writing before the holiday commences.


The exterior and local area


Any building work which may commence in the local area, or to part of a complex, is outside of our control, and we cannot be held responsible for any resulting disturbance. However, should we become aware of any building work which may reasonably be considered to aversely affect the enjoyment of your holiday we will notify you as soon as possible, and wherever possible, will offer you the opportunity to transfer to an alternative property at the advertised price. Whilst we assure you of our best endeavours to minimise any inconvenience we regret that we cannot accept any liability in this case.


Special requirements


Many of our apartments and villas have travel cots and highchairs however please check with us should this be required.


Arrival and Departure times


Generally guests may gain access to their booked Villa and Apartment between 16.00 and 20.00 on the day of arrival to allow time for cleaning and servicing, and they must vacate by 10am on the day of departure (unless otherwise agreed by us, the owner or the management company. Please check the specific arrival and departure times in your holiday information pack which is sent to you by email. We require guests to inform rental-retreats or the owner/management company of when they expect to arrive at least 7 days before arrival.


Problems with the property


Once a property has been booked and paid for in full, the owner/manager's details will be provided along with a holiday information pack detailing the process from there on. On arrival all guests will be liaising directly with either the Villa and Apartment owner/manager. In the unlikely event of a problem with your Villa and Apartment occurring, whilst you are abroad, you must inform the Villa and Apartment owner/manager so that the matter can be put right. If the Villa and Apartment owner/manager cannot resolve the problem to your satisfaction at the time, you may contact us at rental-retreats in the UK by telephoning +44 1661 852897 or +44 7905 337735 so we have an opportunity to support you. All claims must be addressed directly to the Villa and Apartment owner/s and we at rental-retreats or the management company in some cases will act to ensure your complaint reaches the owner and we will ensure owners response, questions etc also reaches yourself.


Changed property details


We make every effort to ensure that advertised descriptions are accurate. Whilst changes to properties advertised are infrequent, rental-retreats reserves the right to change the description of any Villa and Apartment or service at any time, in which case we will endeavour to notify you of all changes before commencement of the booking date, if it is practical to do so. No compensation will be payable by the Company in such cases. No claims will be accepted for costs or additional expenses incurred as a result of any changes.
